Welcome to 17800 Broadway Avenue, a sprawling ranch home with 3 bedrooms, 2 full and 1 half baths, and a private in-ground electric, heated pool. Located in a quiet residential neighborhood know as Tip Top Isles just off island near the Beach Bowling Alley, this home is situated at the cross section where four canals meet together giving you water views from various vantage points within the house and yard. This home can accommodate up to 8 guests with more than enough room for everyone to spread out and relax.



You will immediately get the "comfort of home" feeling from the cozy set up of the living room. Two sofas and two large easy chairs give everyone a place to sit and relax. A large flat screen TV will keep everyone up to date with world events or their favorite program.



Just past the living room is the formal dining room and kitchen which overlook the family room and pool. The dining room seats six comfortably and is to the side of the kitchen. The kitchen has everything you'll need for preparing all your meals while here on vacation. However, with so many great restaurants close to the house, you're sure to want to get out and try some of them as well.



Located on the backside of the house is the family room. This is a wonderful gathering place for family and friends. Catch the morning news or conduct a little business, if you must, on the WiFi, or watch the kids in the pool while you sip your coffee in the cool air conditioning of the house.



Open the sliders and step out into the spacious screened in lanai, where you can cool off with a dip in your private heated pool. The large lanai has an additional dining area for you to eat poolside, loungers to soak up the Florida sunshine, and a gas grill for your barbecuing pleasure. You'll love watching the boats go by through the intersecting canals throughout the day. Fish from the dock or just park yourself on the dockside bench and take in the canal activity. Later as the sun sets relax by the fire pit waterside and enjoy the beauty of a Florida evening down by the water.



The tastefully decorated master bedroom has a four post king bed, and an ensuite Jack and Jill style bathroom. The bathroom has a tub/shower combination, two sinks and a toilet. A full size front load washer and dryer are also located off this bathroom for all your laundry needs.



The first of two guests bedrooms a queen size bed and a half bathroom. The second guest bedroom has a day/trundle bed that can be used as two twins or one king. There is also a crib in this room for anyone who may be bringing a little one with them. With the one living room sofa making into a queen size bed this home easily accommodates 8 guests. The second full bathroom is located off the family room/kitchen area and has an entrance from the pool area for everyone convenience.



The location of this home is ideal for anyone looking to be able to travel around our area to explore our various beaches and sights. Fort Myers Beach is just two miles south of the house, Sanibel Island a short five miles. Outlet shopping, malls, and numerous boutiques and island shops are just a short drive from the house as well. Walk to restaurants, the bowling alley, putt putt and much more! The location of this home means you never have to worry about traffic when coming and going.



Trolley service runs at the end of Broadway and San Carlos Blvd. Take the trolley into Fort Myers, to the outlet mall or any of the beaches and not have to worry about parking your car. The new Super Wal-Mart is only four blocks from the house for everything you might need while on vacation. There's also a Publix grocery store and Super Target just a little further north past the Wal-Mart as well.



Looking for more to do then just the beach? Take the ferry to Key West - you can jump on the boat right down the street from the house for a day or overnight trip. Further out, you can visit the Ford and Edison Museums, The Imaginarium, Calusa Nature Center, the Naples Zoo or take and airboat or swamp buggy ride through the Everglades.
